Pending Home Sales Dive: Economists Miss the Boat by Over 2 Percentage Points! |
Pending home sales took a 2.6 percent dive this month vs an Econoday consensus estimate of a small 0.2 percent decline.
The entire polling range was -0.6% to +1.2% so the consensus estimate was off by 2.4 percentage points. Even the most pessimistic economist was two full percentage points too optimistic.
Don’t blame hurricanes. Pending sales were down in every region.

New home sales bounced this month towards the top end of the Econoday range of estimates.
A bounce was widely expected after last month’s 11.4% contraction.
The big surprise was a surge in median sales price.

Housing, which had been showing considerable second-quarter weakness bounced slightly. That was enough to beat the Econoday consensus.
Housing has been sliding which adds importance to May’s very solid 1.1 percent rebound in existing home sales to a higher-than-expected 5.620 million annualized rate. The widely expected Spring housing acceleration has turned into a big flop.
Yesterday, the Census Bureau reported new home sales declined 11.4% in April.
Today, the National Association of Realtors (NAR) reports existing home sales declined 2.3%.
The Econoday consensus estimate for existing home sales was 5.650 million seasonally adjusted annualized (SAAR) in a range of 5.530 million to 5.800 million units. The Census Bureau report came in at 5.570 million, barely above the low-end estimate.

Sherman County Oregon believes the 2,000 acre Azure Farms is not doing enough to control Canada Thistle, a noxious weed. In this case, not doing enough means not spraying weeds with herbicides.
To remedy the alleged problem, the county proposes seizing the farm and spraying everything with Roundup and other herbicides. Azure Farms is certified organic. Of course, organic farms cannot by definition use herbicides, so the farm would be forced out of business by the county government.

Economists are crowing over a huge and unexpected spike in pending home sales. The Econoday consensus estimate was a rebound of 2.4% following the 2.8% decline in January. Instead, the index spiked 5.5%.
Major improvement can be expected for existing home sales in the March to April period based on February’s pending home sales index which jumped 5.5 percent to 112.3.
