Venezuelan president Nicolas Maduro proves once again the capacity for stupidity is virtually unlimited.

Today Maduro mandated that any properties leased for 20 years or longer will be sold to current tenants at government mandated prices, essentially confiscating all long-term rental properties.

Via translation from Libre Mercado, please consider Venezuela Expropriates Properties Leased More Than 20 Years.

Nicolas Maduro, president of the Republic of Venezuela decreed on Monday that properties leased for 20 years, will be sold to their tenants in a maximum period of 60 days. The National Superintendent of Housing says the lease countdown began on March 28.

In the event that the property owners refuse to sell their property, the Superintendent of Housing will impose a fine of 29,000 euros, which must be paid within five days. If the penalty is not paid in 5 days, the fine will more than double to 60,000 euros.

Property owners are totally defenseless, as buyers may propose bargain prices. Nonetheless, owners shall comply with the "fair value of the dwelling" determined by the government via a form which shall provide, among other things, photographs of both the housing and the façade.

Once completed, the owner must wait for the government determined "right price" estimated by the superintendent for housing.

The looters with guns in Venezuela (government) are seizing the property of disarmed victims, who have been vilified in public opinion. Now that it is no longer safe to lease property in Venezuela, who will provide this service in the future? Will the new 'owners' of property maintain it, make it available to others at a reasonable cost? Not likely. Loot is always squandered. If these people could have obtained property on their own, then they would not be seizing it now. Since they could not acquire it honestly, they will not be able to retain and maintain it.

To know who is the parasite, first look to who is being consumed, then see who is consuming them? There is your parasite.
Right now, the property owners are being consumed by 'The People', the government of Venezuela. There is your parasite.

This is utter foolish, to sell the property to current tenant. With this type of rules for property market, the lease and rental system would definitely go down. The duration of 60 days is very less. By this rule, no new industry would try sign any new lease agreement. Most of the companies would prefer buying or renting a place, than taking it out on a lease. First; this is in accord with nationalization of Venezuellan oil. Maybe you've heard; Maduro is a socialist. And obviously socializm is a system as viable as the corrupt capitalizm of our day. If you call somebody stupid for he's being a socialist, he may call you stupid too for you're being a capitalist. Only time will tell who's right and who's wrong; but as it plays out, looks like you'll loose.

Have you heard the term "rentier"? They are the "free riders" or "parasites" of the society; contributing nothing and enjoying all the benefits of the system. They are the reason of the current crisis of our economies. They inherit some property and live on renting them (thus the term rentier), their heir do the same ... this is different from inheriting financial assets and managing them.

I think one should think twice before calling someone "stupid" who's doing good for many in expense of some parasites.

So the Venezuelan president and his family of cohorts must hold some long term leases on some property? That is one of the most unreal decrees that I have ever heard of.
